The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, attained 831,287 sqm in January 2026 compared to 725,026 sqm in December, and 821,206 sqm in November. On an annual basis, the surface area of construction permits came in 34.40% higher than the 618,511 sqm level reported in January 2025. The monthly evolution of construction permit areas between the January 2025 – January 2026 period shows a rollercoaster trend as depicted by the chart below:
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (328 thousand sqm <39.45%>), followed by the North (163 thousand sqm <19.58%>), South (143 thousand sqm <17.25%), Bekaa (84 thousand sqm <10.10%>), Beirut (59 thousand sqm <7.07%>), and Nabatieh (54 thousand sqm <6.55%>) regions.
Beirut enjoyed the highest exploitation coefficient which stood at 5,875 sqm per construction permit in January 2026, followed by the Bekaa (1,908 sqm/transaction), Mount Lebanon (1,384 sqm/transaction), South (1,054 sqm/transaction), North (720 sqm/transaction), and Nabatieh (539 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، بلغت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، 831،287 متر مربّع في شهر كانون الثاني 2026 مقارنةً ب725،026 متر مربّع في شهر كانون الأوّل و821،206 متر مربّع في شهر تشرين الثاني. أمّا على صعيدٍ سنويٍّ، فقد إرتفعت مساحات البناء المرخَّصة بنسبة سنويّة بلغت 34.40% مقارنةً بالمستوى الذي كانت عليه في الشهر الأوّل من العام 2025 والبالغ حينها 618،511 متر مربّع. يظهر التطوّر الشهري لمساحات البناء المرخّصة تقلّبات عديدة خلال الفترة الممتدّة بين شهريّ كانون الثاني 2025 وكانون الثاني 2026 كما هو مبيّن في البيان التالي:
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 328 ألف متر مربّع (39.45%)، تلتها محافظة الشمال (163 ألف متر مربّع <19.58%>)، والجنوب (143 ألف متر مربّع <17.25%>)، والبقاع (84 ألف متر مربّع <10.10%>)، وبيروت (59 ألف متر مربّع <7.07%>)، والنبطيّة (54 ألف متر مربّع <6.55%>).
وقد حظيت محافظة بيروت على أعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 5،875 متر مربّع في شهر كانون الثاني 2026، تبعتها كلٌّ من محافظة البقاع (1،908 متر مربّع للرخصة الواحدة)، وجبل لبنان (1،384 متر مربّع للرخصة الواحدة)، والجنوب (1،054 متر مربّع للرخصة الواحدة)، والشمال (720 متر مربّع للرخصة الواحدة)، والنبطيّة (539 متر مربّع للرخصة الواحدة).
