The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, rose to 391,068 sqm during the month of November 2023, up from 385,404 sqm in October. Conversely, the surface area of construction permits dropped by 41.74% y-o-y to 4,004,446 sqm in the first eleven months of the current year, compared to 6,873,159 sqm during the same period last year and also came lower than the level reported during the same period in 2021 which stood back then at 6,986,287 sqm.
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (1,364,344 sqm <34.07%>), followed by the South (1,241,667 sqm <31.01%>), Nabatieh (753,650 sqm <18.82%), and Bekaa (490,629 sqm <12.25%>) regions. It is worth noting that figures for the North governorate are underestimated since they exclude permits issued by the North Order of Engineers.
The Bekaa enjoyed the highest exploitation coefficient, which stood at 529 sqm per construction permit YTD November 2023, followed by the Beirut (433 sqm/transaction), South (423 sqm/transaction), Mount Lebanon (391 sqm/transaction), North (387 sqm/transaction), and Nabatieh (350 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، وصلت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، إلى 391،068 متر مربّع خلال شهر تشرين الثاني من العام 2023، مقابِل 385،404 متر مربّع في الشهر الذي سبقه. أمّا على صعيدٍ تراكميٍّ، تراجعت مساحات البناء المرخَّصة بنسبة 41.74% سنويّاً خلال الأشهر الإحدى عشرة الأولى من العام 2023 إلى 4،004،446 متر مربّع، مقارنةً بمستوى بلغ 6،873،159 متر مربّع خلال الفترة نفسها من العام السابق. وقد أتت أرقام مساحات البناء عن الفترة المذكورة من العام 2023 أدنى أيضاً من تلك المسجّلة في الفترة نفسها من العام 2021 والبالغة حينها 6،986،287 متر مربّع.
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 1،364،344 متر مربّع (34.07%)، تلتها محافظة الجنوب (1،241،667 متر مربّع <31.01%>)، والنبطيّة (753،650 متر مربّع <18.82%>)، والبقاع (490،629 متر مربّع <12.25%>). يجدر الذكر أنّ أرقام محافظة الشمال لا تتضمّن الرخص المعطاة من قبل نقابة المهندسين في الشمال.
وقد حظيت محافظة البقاع بأعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 529 متر مربّع حتّى شهر تشرين الثاني 2023، تبعتها كلٌّ من محافظة بيروت (433 متر مربّع)، والجنوب (423 متر مربّع)، وجبل لبنان (391 متر مربّع)، والشمال (387 متر مربّع)، والنبطيّة (350 متر مربّع).
