The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, accelerated to 769,492 sqm in May 2025 up from 612,573 sqm in April, 403,392 sqm in March, 821,835 sqm in February, and 502,792 sqm in January. On a cumulative basis, the surface area of construction permits rose by 18.46% y-o-y in the first five months of 2025 to just above 3.11 million sqm by end of May compared to around 2.63 million sqm a year earlier. The monthly evolution of construction permit areas between the May 2024 – May 2025 period shows a rollercoaster trend as depicted in the chart below:
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (1,101,371 sqm <35.41%>), followed by the North (786,265 sqm <25.28%>), South (597,212 sqm <19.20%), Nabatieh (266,134 sqm <8.56%>), Bekaa (246,006 sqm <7.91%>), and Beirut (113,096 sqm <3.64%>) regions.
The Beirut region enjoyed the highest exploitation coefficient, which stood at 2,976 sqm per construction permit by end of May 2025, followed by the Mount Lebanon (1,065 sqm/transaction), Bekaa (965 sqm/transaction), North (817 sqm/transaction), South (805 sqm/transaction), and Nabatieh (580 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، إرتفعت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، إلى 769،492 متر مربّع في شهر أيّار 2025 من 612،573 متر مربّع في شهر نيسان و403،392 متر مربّع في شهر آذار و821،835 متر مربّع في شهر شباط و502،792 متر مربّع في شهر كانون الثاني. على صعيدٍ تراكمي، إرتفعت مساحات البناء المرخَّصة بنسبة سنويّة بلغت 18.46% خلال الأشهر الخمسة الأولى من العام 2025 إلى حوالي 3.11 مليون متر مربّع مقارنةً بحوالي 2.63 مليون متر مربّع في الفترة نفسها من العام السابق. يظهر التطوّر الشهري لمساحات البناء المرخّصة تقلّبات عديدة في الفترة الممتدّة بين شهريّ أيّار 2024 وأيّار 2025 كما هو مبيّن في البيان التالي:
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 1،101،371 متر مربّع (35.41%)، تلتها محافظة الشمال (786،265 متر مربّع <25.28%>)، والجنوب (597،212 متر مربّع <19.20%>)، والنبطيّة (266،134 متر مربّع <8.56%>)، والبقاع (246،006 متر مربّع <7.91%>)، وبيروت (113،096 متر مربّع <3.64%>).
وقد حظيت محافظة بيروت على أعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 2،976 متر مربّع لغاية شهر أيّار 2025، تبعتها كلٌّ من محافظة جبل لبنان (1،065 متر مربّع للرخصة الواحدة)، والبقاع (965 متر مربّع للرخصة الواحدة)، والشمال (817 متر مربّع للرخصة الواحدة)، والجنوب (805 متر مربّع للرخصة الواحدة)، والنبطيّة (580 متر مربّع للرخصة الواحدة).
