The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, attained 911,107 sqm in February 2026 compared to 830,873 sqm in January. On a cumulative basis, the surface area of construction permits came in 12.50% higher y-o-y during the first two months of 2026 at 1,741,980 sqm compared to 1,548,484 sqm in the same period in 2025. The monthly evolution of construction permit areas between the February 2025 – February 2026 period shows a rollercoaster trend as depicted by the chart below:

As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (720 thousand sqm <41.36%>), followed by the South (309 thousand sqm <17.73%), North (307 thousand sqm <17.61%>), Beirut (145 thousand sqm <8.30%>), Bekaa (141 thousand sqm <8.09%>), and Nabatieh (120 thousand sqm <6.91%>) regions.

Beirut enjoyed the highest exploitation coefficient which stood at 6,024 sqm per construction permit YTD February 2026, followed by the Bekaa (1,678 sqm/transaction), Mount Lebanon (1,391 sqm/transaction), South (1,095 sqm/transaction), North (697 sqm/transaction), and Nabatieh (614 sqm/transaction) governorates.
