The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, dipped to 402,644 sqm during the month of March 2025, down from 821,178 sqm in February and 501,395 sqm in January. On a cumulative basis, the surface area of construction permits rose by 18.55% y-o-y to just below 1.73 million sqm in Q1-2025 compared to around 1.46 million sqm a year earlier. The monthly evolution of construction permit areas between the March 2024 – March 2025 period shows a rollercoaster trend as depicted in the chart below:
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (558,560 sqm <32.38%>), followed by the North (528,821 sqm <30.65%>), South (323,952 sqm <18.78%), the Bekaa (129,114 sqm <7.48%>), Nabatieh (124,676 sqm <7.23%>), and Beirut (60,094 sqm <3.48%>) regions.
The Beirut region enjoyed the highest exploitation coefficient, which stood at 3,005 sqm per construction permit in Q1-2025, followed by the Mount Lebanon (983 sqm/transaction), Bekaa (956 sqm/transaction), North (956 sqm/transaction), South (873 sqm/transaction), and Nabatieh (630 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، إنكمشت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، إلى 402،644 متر مربّع في شهر آذار من العام 2025 من 821،178 متر مربّع في شهر شباط و501،395 متر مربّع في شهر كانون الثاني. على صعيدٍ تراكمي، إرتفعت مساحات البناء المرخَّصة بنسبة سنويّة بلغت 18.55% في الفصل الأوّل من العام 2025 إلى حوالي 1.73 مليون متر مربّع مقارنةً بحوالي 1.46 مليون متر مربّع في الفصل نفسه من العام السابق. يظهر التطوّر الشهري لمساحات البناء المرخّصة تقلّبات عديدة في الفترة الممتدّة بين شهريّ آذار 2024 وآذار 2025 كما هو مبيّن في البيان التالي:
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 558،560 متر مربّع (32.38%)، تلتها محافظة الشمال (528،821 متر مربّع <30.65%>)، والجنوب (323،952 متر مربّع <18.78%>)، والبقاع (129،114 متر مربّع <7.48%>)، والنبطيّة (124،676 متر مربّع <7.23%>)، وبيروت (60،094 متر مربّع <3.48%>).
وقد حظيت محافظة بيروت على أعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 3،005 متر مربّع في الفصل الأوّل من العام 2025، تبعتها كلٌّ من محافظة جبل لبنان (983 متر مربّع للرخصة الواحدة)، والبقاع (956 متر مربّع للرخصة الواحدة)، والشمال (956 متر مربّع للرخصة الواحدة)، والجنوب (873 متر مربّع للرخصة الواحدة)، والنبطيّة (630 متر مربّع للرخصة الواحدة).
