The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, accelerated to 612,573 sqm in April 2025 up from 402,644 sqm in March, 821,178 sqm in February and 501,395 sqm in January. On a cumulative basis, the surface area of construction permits rose by 18.29% y-o-y to just above 2.34 million sqm up until April 2025 compared to around 1.98 million sqm a year earlier. The monthly evolution of construction permit areas between the April 2024 – April 2025 period shows a rollercoaster trend as depicted in the chart below:
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (833,421 sqm <35.61%>), followed by the North (627,178 sqm <26.80%>), South (427,146 sqm <18.25%), the Bekaa (193,523 sqm <8.27%>), Nabatieh (185,611 sqm <7.93%>), and Beirut (73,713 sqm <3.15%>) regions.
The Beirut region enjoyed the highest exploitation coefficient, which stood at 2,633 sqm per construction permit by end of April 2025, followed by the Mount Lebanon (1,035 sqm/transaction), Bekaa (968 sqm/transaction), North (859 sqm/transaction), South (800 sqm/transaction), and Nabatieh (586 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، إرتفعت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، إلى 612،573 متر مربّع في شهر نيسان 2025 من 402،644 متر مربّع في شهر آذار و821،178 متر مربّع في شهر شباط و501،395 متر مربّع في شهر كانون الثاني. على صعيدٍ تراكمي، إرتفعت مساحات البناء المرخَّصة بنسبة سنويّة بلغت 18.29% خلال الأشهر الأربعة الأولى من العام 2025 إلى حوالي 2.34 مليون متر مربّع مقارنةً بحوالي 1.98 مليون متر مربّع في الفترة نفسها من العام السابق. يظهر التطوّر الشهري لمساحات البناء المرخّصة تقلّبات عديدة في الفترة الممتدّة بين شهريّ نيسان 2024 و نيسان 2025 كما هو مبيّن في البيان التالي:
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 833،321 متر مربّع (35.61%)، تلتها محافظة الشمال (627،178 متر مربّع <26.80%>)، والجنوب (427،146 متر مربّع <18.25%>)، والبقاع (193،523 متر مربّع <8.27%>)، والنبطيّة (185،611 متر مربّع <7.93%>)، وبيروت (73،713 متر مربّع <3.15%>).
وقد حظيت محافظة بيروت على أعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 2،633 متر مربّع خلال الأشهر الأربعة الأولى من العام 2025، تبعتها كلٌّ من محافظة جبل لبنان (1،035 متر مربّع للرخصة الواحدة)، والبقاع (968 متر مربّع للرخصة الواحدة)، والشمال (859 متر مربّع للرخصة الواحدة)، والجنوب (800 متر مربّع للرخصة الواحدة)، والنبطيّة (586 متر مربّع للرخصة الواحدة).
