The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, attained 576,088 sqm in June 2025 compared 770,988 sqm in May, 614,356 sqm in April, 403,743 sqm in March, 822,284 sqm in February, and 503,582 sqm in January. On a cumulative basis, however, the surface area of construction permits rose by 18.51% y-o-y in the first half of 2025 to just above 3.69 million sqm by end of June compared to around 3.11 million sqm a year earlier. The monthly evolution of construction permit areas between the June 2024 – June 2025 period shows a rollercoaster trend as depicted in the chart below:
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (1,278,086 sqm <34.63%>), followed by the North (894,332 sqm <24.23%>), South (718,989 sqm <19.48%), Bekaa (343,085 sqm <9.30%>), Nabatieh (318,608 sqm <8.63%>), and Beirut (137,941 sqm <3.74%>) regions.
The Beirut region enjoyed the highest exploitation coefficient, which stood at 3,315 sqm per construction permit by end of June 2025, followed by the Bekaa (1,082 sqm/transaction), Mount Lebanon (1,057 sqm/transaction), North (925 sqm/transaction), South (804 sqm/transaction), and Nabatieh (586 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، بلغت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، 576،088 متر مربّع في شهر حزيران 2025 مقارنةً ب770،988 متر مربّع في شهر أيّار و614،356 متر مربّع في شهر نيسان و403،743 متر مربّع في شهر آذار و822،284 متر مربّع في شهر شباط و503،582 متر مربّع في شهر كانون الثاني. أمّا على صعيدٍ تراكمي، فقد إرتفعت مساحات البناء المرخَّصة بنسبة سنويّة بلغت 18.51% خلال النصف الأوّل من العام 2025 إلى حوالي 3.69 مليون متر مربّع مقارنةً بحوالي 3.11 مليون متر مربّع في الفترة نفسها من العام السابق. يظهر التطوّر الشهري لمساحات البناء المرخّصة تقلّبات عديدة في الفترة الممتدّة بين شهريّ حزيران 2024 وحزيران 2025 كما هو مبيّن في البيان التالي:
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 1،278،086 متر مربّع (34.63%)، تلتها محافظة الشمال (894،332 متر مربّع <24.23%>)، والجنوب (718،989 متر مربّع <19.48%>)، والبقاع (343،085 متر مربّع <9.30%>)، والنبطيّة (318،608 متر مربّع <8.63%>)، وبيروت (137،941 متر مربّع <3.74%>).
وقد حظيت محافظة بيروت على أعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 3،135 متر مربّع لغاية شهر حزيران 2025، تبعتها كلٌّ من محافظة البقاع (1،082 متر مربّع للرخصة الواحدة)، وجبل لبنان (1،057 متر مربّع للرخصة الواحدة)، والشمال (925 متر مربّع للرخصة الواحدة)، والجنوب (804 متر مربّع للرخصة الواحدة)، والنبطيّة (586 متر مربّع للرخصة الواحدة).
