The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, attained 701,694 sqm in August 2025 compared to 821,024 sqm in July and 676,872 sqm in June. On a cumulative basis, however, the surface area of construction permits rose by 35.12% y-o-y in the first eight months of 2025 to just above 5.88 million sqm by end of August compared to around 4.36 million sqm in the same period last year. The monthly evolution of construction permit areas between the August 2024 – August 2025 period shows a rollercoaster trend as depicted in the chart below:
As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (2,219,548 sqm <37.70%>), followed by the North (1,252,620 sqm <21.28%>), South (1,083,589 sqm <18.41%), Bekaa (621,789 sqm <10.56%>), Nabatieh (488,295 sqm <8.29%>), and Beirut (221,243 sqm <3.76%>) regions.
The Beirut region enjoyed the highest exploitation coefficient, which stood at 4,097 sqm per construction permit by end of August 2025, followed by the Bekaa (1,367 sqm/transaction), Mount Lebanon (1,358 sqm/transaction), South (889 sqm/transaction), North (751 sqm/transaction), and Nabatieh (651 sqm/transaction) governorates.
إستناداً إلى إحصاءات نقابة المهندسين، بلغت مساحات البناء المرخَّصة في لبنان، والتي تعكس توقّعات مستوى العرض في القطاع العقاري، 701،694 متر مربّع في شهر آب 2025 مقارنةً ب821،024 متر مربّع في شهر تمّوز و676،872 متر مربّع في شهر حزيران. أمّا على صعيدٍ تراكمي، فقد إرتفعت مساحات البناء المرخَّصة بنسبة سنويّة بلغت 35.12% خلال الأشهر الثمانية الأولى من العام 2025 إلى حوالي 5.89 مليون متر مربّع مقارنةً بحوالي 4.36 مليون متر مربّع في الفترة نفسها من العام السابق. يظهر التطوّر الشهري لمساحات البناء المرخّصة تقلّبات عديدة في الفترة الممتدّة بين شهريّ آب 2024 وآب 2025 كما هو مبيّن في البيان التالي:
أمّا بالنسبة للتوزيع الجغرافي لرخص البناء، فقد تفوّقت محافظة جبل لبنان على المناطق الأخرى حيث بلغت حصّتها من مساحات البناء المرخَّصة 2،219،548 متر مربّع (37.70%)، تلتها محافظة الشمال (1،252،620 متر مربّع <21.28%>)، والجنوب (1،083،589 متر مربّع <18.41%>)، والبقاع (621،789 متر مربّع <10.56%>)، والنبطيّة (488،295 متر مربّع <8.29%>)، وبيروت (221،243 متر مربّع <3.76%>).
وقد حظيت محافظة بيروت على أعلى معدّل إستثمار للرخصة الواحدة، والذي وصل إلى 4،097 متر مربّع لغاية شهر آب 2025، تبعتها كلٌّ من محافظة البقاع (1،367 متر مربّع للرخصة الواحدة)، وجبل لبنان (1،358 متر مربّع للرخصة الواحدة)، والجنوب (889 متر مربّع للرخصة الواحدة)، والشمال (751 متر مربّع للرخصة الواحدة)، والنبطيّة (651 متر مربّع للرخصة الواحدة).
