The surface area of construction permits in Lebanon, which reflects the level of future supply in the real estate sector, attained 671,123 sqm in April 2026 compared to 499,889 sqm in March (lowest level since the month of December 2024). On a cumulative basis, the surface area of construction permits came in 4.30% higher y-o-y during the first four months of 2026 at 2,919,652 sqm compared to 2,799,230 sqm in the same period in 2025. The monthly evolution of construction permit areas between the April 2025 – April 2026 period shows a rollercoaster trend as depicted by the chart below:

As far as the geographical distribution of construction permits is concerned, the Mount Lebanon region continued to control the lion’s share of the total surface area of issued permits (1,300 thousand sqm <44.53%>), followed by the North (645 thousand sqm <22.10%), South (401 thousand sqm <13.75%>), Bekaa (241 thousand sqm <8.26%>), Beirut (203 thousand sqm <6.95%>), and Nabatieh (129 thousand sqm <4.42%>) regions.

Beirut enjoyed the highest exploitation coefficient which stood at 4,950 sqm per construction permit YTD April 2026, followed by the Bekaa (1,443 sqm/transaction), Mount Lebanon (1,389 sqm/transaction), South (1,147 sqm/transaction), North (683 sqm/transaction), and Nabatieh (617 sqm/transaction) governorates.
